By booking, you agree to follow the house rules below and you understand you may be required to complete a rental agreement prior to arrival if booking a stay over 28 days, which outlines all policies in full. Booking & Occupancy: * The primary renter must be 24 years of age or older unless accompanied by a parent or legal guardian. * The primary renter must be present at the property for the duration of the stay. * Maximum occupancy must not exceed the number of guests listed on the reservation unless approved in writing prior to arrival. * Subletting or transferring the reservation is not permitted. * Guests must follow all check-in and check-out times listed on the reservation. Rental Agreement & Verification: * Guests may be required to provide a valid government-issued photo ID and the credit card used for booking for verification purposes. * A signed rental agreement is required prior to arrival. * A $1,000 security hold may be required before check-in. * As an alternative, guests may opt into a non-refundable damage waiver through a third-party provider. Respect for the Home & Neighborhood: * No parties, events, or unauthorized gatherings. * No smoking or vaping anywhere on the property, including inside the condo, balconies, and common areas. * Smoking violations will result in a $500 fine plus additional cleaning or remediation costs. * Quiet hours are from 11:00 PM to 7:00 AM. * Guests must respect neighbors, residents, and other guests at all times. * Fireworks and hazardous materials are strictly prohibited. * The property must only be used for lawful purposes. Resort & HOA Rules: * Guests must follow all Sea Trail Resort, HOA, and community rules. * Guests are responsible for any fines or penalties caused by rule violations. * Parking passes must be obtained as instructed by the resort. * Improper or unauthorized parking may result in towing at the guest’s expense. Property Care: * Guests are responsible for any damage beyond normal wear and tear. * Do not place linens, towels, or bedding outside the unit. * Do not access owner closets or locked storage areas. * Do not hang items from balcony railings or outdoor furniture. * Balconies must be kept clean and not used for storage. HVAC Rules: * Keep doors and windows closed when using air conditioning or heat. * Do not override thermostat settings or preset limits. * Leaving doors open may damage the HVAC system due to humidity and salt air. Pets: * Pets are not permitted anywhere on the property, including the condo, balcony, or resort areas. Safety & Liability: * Guests are responsible for supervising children at all times. * Guests assume all responsibility for their safety while on the property and using amenities. Enforcement: * Violation of house rules may result in fines, immediate removal from the property without refund, and liability for damages.

Please note: Additional guests beyond the maximum guest limit will be charged $100 per person per night. A Note About Nature: Due to our beachside location, palmetto bugs (large coastal roaches) are occasionally seen despite regular pest control and a clean home. These are not a sign of uncleanliness—just part of coastal life. Important House Rules • No smoking • No parties or events • Guests must dispose of trash and place used sheets and towels on the bathroom floor at check-out ➜ No trailers, watercraft, motorcycles, buses, or motor homes are permitted in the garage or street. This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $49 for stays up to 10 nights, with an additional $3 per day for stays longer than 10 nights. Damage waiver purchases are optional.
